Weather your project is just a small scheme or a multi million pound new build scheme we will be happy to act on your behalf to ensure the project is delivered both on time and on budget. We will come and visit you to establish exactly what your requirements and aspirations are to then help you put together a team to execute the project from design through to project delivery. There are no obligations at this stage.
If it is a small scheme that you just need a bit of guidance with then that's fine. We will go through your ideas and aspirations with you and help you to get things underway. If you need us just to keep a watching eye on things that's also OK. Most of our clients however ask us to take over and manage things from the beginning to end.
This will often include the engagement of an architect and structural engineers who we will work closely with during the design stage of a project. We will produce detailed budget figures and concept designs particularly where application for funding or improvements grants are involved.
We can provide specifications and tender documents and carry out due diligence checks on potential contractors.
We will guide you through the tender process helping you to choose the right contractor for the work. This may not always be the cheapest contractor as our recommendations are very often based on the contractors past history, performance and knowledge of the industry. Quality and compliance is always the paramount consideration for any project. Cost is of course, always a consideration always the most important, but in our view the job must to be right to avoid importing any future risks and unnecessary costs. This may also reduce maintenance costs going forward.
During the construction stage of the project no matter how big or small we will monitor the quality of the workmanship and materials being used. In particular we will ensure that compliance with standards are met at all times.
We feel it is very important that at all times our clients are fully engaged with the project and become part of the team. This means that you will be informed at every stage of the works and that you retain control over the project and are also able to add valuable input at any time.
COST CONTROL
Like all things the cost is generally the driver and will be always uppermost in your mind. We will ensure that from day one all the costs are identified and agreed before any works take place. The contractors will be obliged to enter into a contract applicable to the size and type of project. We will carefully monitor these costs throughout the project to ensure there are no nasty surprises at the end.
Any variations to the works or contract will be agreed before the works take place so that all parties are informed at all times of any additional works and costs. Inevitably, on some projects there will be unforeseen works or events that may crop up and these will be managed by either provisional sums or contingencies.
At the end of the project we will always ensure the works have been carried out in accordance with the specifications, mandatory guidance notes and to the satisfaction of the local authorities. Ultimately, to the satisfaction of our clients.
We do not accept hand-over or acceptance of any project that is not complete and with a full hand back package.

The cost and the workload involved for any building fit out is always something that is always underestimated and particularly for GP surgeries.
